Commercial Acquisition and Sales:

  • Team has helped clients acquire retail, office and multi-family properties via 1031 exchange over the last 16 years; in each case the buyer has had a better cash flow and higher asset appreciation than with the residential real estate they sold. No guaranty, simply a statement of fact!
  • Commercial real estate purchase differs dramatically from residential in the expectation of a return on the investment (ROI) stated as a Cap Rate;
    • Cap Rate is quite simply the net operating income (without debt expense) divided by the purchase price expressed as a %; this enables real estate investments to be compared with dividend yielding stocks or bonds in the equity market.
  • Commercial retail and office real estate are rented to businesses from one to 20 years; if the business is successful, your return is assured;
  • Multi-family income properties are similar to residential rentals except there are more of them in one place and subject to vacancy rates from less than 5% in a strong market to over 15% in soft markets; so far in this economic crisis, the residential rental market has remained solid with vacancy rates well below 10%. Homes, condos or residences, sell for more per unit than investment properties due to the owner occupant tax benefits and lower interest rates
  • Commercial real estate tends to lag behind residential both on the upside and on the downside.

Disposition-Sale of Commercial Real Estate:

  • Team helped its client sell the 16th floor of the Alakea Corporate Tower in February of 2009; the sale was to an owner-tenant-investor; the floor was mostly vacant by the end of January.
  • Sale of fully rented up properties is based primarily on Cap Rate; when interest rates are low, as is the case now, then the Cap Rates should be lower and hence the sales price higher.
  • Sale of a property which is vacant or mostly vacant then requires either,
    • the investor believes they can turn it around; generally the investor will want to buy at a discount off replacement value; replacement value is the value of the land plus at least $150/sf for the building, or;
    • an owner tenant who wants to invest in a property and fix their operating rental costs;

Commercial Listings for Sale:

  • Team does not have any current listings; we manage a number of residential income properties which may be for sale at the right price to our Client; none feel the need to list at this time.
  • Team has several residential listings which have relatively good return, Cap Rate, in this current market; especially attractive are the Rim-View lots in Pupukea and Waialua which have good potential for asset appreciation.
