TERMS: The landlord rents to the tenants jointly and severally the dwelling unit listed below for the agreed-upon term and upon the following conditions:

This unit cannot be sublet or assigned to others without the written consent of the landlord.
No pets, tents or parties are allowed, unless authorized in writing.

Check in time is after 3:00 pm on the arrival date.
Check out time is before 11:00 am on the departure date.
Tenant shall extend said term only by written permission of the landlord, or be charged an extra day's rent for checkout after noon on above referenced departure date.

A security deposit is required and is due at the time of booking.
Note: The security deposit is not considered part of the rental payment.

A minimum charge will be deducted from the deposit as a cleaning fee. This is not negotiable.

Deposit will be forfeited in the event of parties being held at the house without the prior written consent of the landlord.

Any damages or missing items will be deducted from the deposit.

Tenant authorizes the landlord to charge the tenant's credit card for any damages to the property that exceed the security deposit.

The balance of the security deposit will be refunded by mail within 14 days of departure.

All local calls (on Oahu) are free. Any long-distance calls must be made collect or billed to a credit card.

CANCELLATION AND CHANGES POLICY: Cancellations and requests for changes or refunds must be in writing to Team Real Estate, Inc.. All reservation changes and cancellations are subject to a minimum $50 administrative fee. Deposit will be forfeited if cancellation notice is received less than 60 days from the arrival date. Rent will be forfeit if cancellation notice is received less than 30 days from the arrival date; however, in this case, full deposit will be refunded. Full or partial refund will be made if we are able to rent the home at the same rate or higher for any of the days scheduled.

PAYMENT: Tenant agrees to pay rent without notice or demand to Team Real Estate, Inc., at 66-250 Kam.Hwy. D103, Haleiwa, HI 96712. FULL PAYMENT IS DUE BY 30 days prior to arrival, or upon booking, whichever is later. If cancelled after that date, payments received are refunded based on the number or nights rebooked.
