Team’s offices are near the properties we manage. Team is staffed by professional, full-time employees, low staff turnover, and our staff is fully trained in the processes and software necessary for quality asset management.

Team is led by a committed professional, Roberto P. Lopes (R), who has rigorous standards in support of our Clients, their properties and our customers (tenants, visitors, buyers). Team maintains excellent vendor and partner (Realtors) relationships, and invests in the latest and best web, mobile and cloud-based technology.  These systems automatically post listings to multiple websites and allow customer and client portals for effective communication with Team.

Our three-point screening check includes a detailed review of the prospective tenant credit history. Our detailed lease and custom (photo documentation) move-in inventory assures our clients that their investment is legally protected. We use a state-of-the-art, cloud-based, property management system (Propertyware), which allows us to access all of our data from anywhere. Finally, our team approach means there is always a team member available to help you or our tenants.

What will Team do for me and my property?

We have an excellent process in place and handle all aspects of the management of our clients’ properties including, but not limited to:

  • Ÿ  Advertising.  We advertise on many free websites, including Military Housing, Craigslist, Trulia, etc.   We include many professional-grade pictures and descriptions with the listing.
  • Ÿ  Showing.  We receive inquiries via various methods: email, phone, text and walk-ins.    We have multiple agents available to show our rentals.
  • Ÿ  Tenant selection. This is the most important step and we make sure that we place the best possible tenant on your rental unit. We check every tenant’s credit, rental and employment history.
  • Ÿ  Leasing.  We use the standard HAR lease with an additional Team Real Estate Addendum.
  • Ÿ  Check-in. We do a detailed property condition report including a photo inventory, documenting every item on the property.
  • Ÿ  Rent collection.  In the event a tenant fails to pay rent on time, we promptly follow up with phone calls and a legal letter that allow us to take the necessary steps needed so your rent is paid on a timely basis.
  • Ÿ  Monthly financial statements.   We produce monthly financial statements that can be mailed or emailed to you with copies of any bills.   Your net rent check can be deposited into one of our local banks or mailed to any bank in the country.
  • Ÿ  Repair coordination. We use local independent contractors.  By being in business for more than 20 years, we have developed a network of great, reliable vendors.
  • Ÿ  Bill payment.   We pay your utility and repair bills and send you copies with your monthly statements.
  • Ÿ  Inspections and more.   Being near our properties allows us the flexibility to routinely drive by your property and inspect to make sure it is being taken care of.
